Five things every property description should do
The difference between a listing that gets clicks and one that gets scrolled past usually comes down to a handful of fundamentals.
A great property description does more than list rooms — it helps a buyer picture their life in the home. After writing thousands of listings, we’ve found the best ones almost always do these five things.
1. Lead with the strongest feature
Buyers decide in seconds whether to keep reading. Open with the thing that makes this property special — the south-facing garden, the period features, the location — not “this property comprises.”
2. Sell the lifestyle, not just the layout
Square footage matters, but so does the Sunday-morning walk to the park and the ten-minute commute. A good description connects the features to how it feels to live there.
3. Keep it scannable
Most people skim. A clear structure — a punchy opening, a short paragraph per space, and a bulleted list of key features — is far easier to read than a wall of text.
4. Be specific and honest
“Spacious” means nothing on its own; “a 22ft open-plan kitchen-diner” paints a picture. Concrete detail builds trust and cuts down wasted viewings.
5. Stay consistent across your team
If every agent writes in a different voice, your brand feels scattered. A consistent tone across every listing makes your agency look established and professional.
The good news: you don’t have to nail all five by hand on every property. ListingPal writes descriptions with these fundamentals built in, then lets you edit and regenerate until it’s exactly right.
